Tile & Grout Cleaning

Good Morning Steam Cleaning restores tile floors and grout lines in kitchens, bathrooms, and businesses across Yamhill, Polk, and Marion Counties, Oregon. We identify your tile (ceramic, porcelain, or natural stone) and grout (sanded cementitious or epoxy), pre-treat the grout lines, then clean with truck-mounted hot water extraction and a detailing pass along edges and corners. Tile is often walkable within 30 minutes to a few hours, and grout takes 4–8 hours to dry. We highly recommend sealing cementitious grout once it is fully dry.

Pre-Inspection & Assessment

What types of tile and grout do you clean?

Our technician will check the condition of and determine the type of tile (ceramic, porcelain, natural stone, etc.) and the type of grout (sanded cementitious grout, epoxy grout, etc.). Along with inspection, we will measure the area to be cleaned and provide you with the price to properly clean your tile & grout.

We will then sweep, vacuum, or dust-mop the tile area first to remove dust, dirt, grit and dry soil that, if left, can smear when wet.

Pre-Treatment

How is grout pre-treated before cleaning?

A cleaning solution will be applied to loosen embedded soils, oils, grease, soap scum, and mildew in grout lines and on tile surfaces. The solution may be allowed to dwell for a short time to penetrate and emulsify soils. Manual or machine scrubbing (with a grout brush or floor machine) may be used on grout lines and the tile surface to agitate and loosen stubborn dirt.

Steam Cleaning & Extraction

How does steam extraction clean tile and grout?

Using a truck-mount extraction system, hot water (or steam) is sprayed onto the tile and grout. Simultaneously, a powerful vacuum system pulls up the water, cleaning solution, and loosened dirt and contaminants. This removes grime from grout pores as well as from tile surfaces, and reduces residual moisture.

After extraction, technicians often do a “detailing pass” — going over edges, corners, grout lines, and tile perimeters to catch any residual dirt or missed spots.

Drying, Resealing & Buffing

Should grout be sealed after cleaning?

Once extraction is done, air-movers, fans, and ventilation may be used to speed drying. For many jobs, tile surfaces dry quickly; grout lines (which are more porous) may take longer.

If grout sealing is desired (highly recommended, especially for cementitious grout), a sealant is applied once the grout is sufficiently dry. Excess sealer on tile surfaces is wiped off or buffed with a pad/rotary floor machine to avoid haze.

Final inspection ensures grout lines and tiles look uniform and clean, and no residue or moisture remains.

Drying Time

How long do tile and grout take to dry?

Tile surfaces (especially non-porous tile like ceramic/porcelain) often dry quickly. Tile may be “walkable” in about 30 minutes to a few hours after cleaning.

Grout lines are porous and will take longer to dry. For many jobs, full drying of grout may take 4–8 hours, depending on ventilation and humidity. The time will increase during our rainy, winter months. Grout must be completely dry before applying a sealer.

After sealing, we recommend waiting at least 24 hours before heavy use or placing rugs/furniture back — and longer if the sealant needs to cure.

Tile & Grout Cleaning FAQs

Should I seal my grout after cleaning?

We highly recommend it, especially for cementitious (sanded) grout. Grout is porous; a penetrating sealer applied to fully dry grout keeps soil and spills from soaking back in, so your floor stays clean much longer.

How long before I can walk on the floor?

Tile surfaces are usually walkable within 30 minutes to a few hours. Grout lines need 4–8 hours to dry fully — longer in rainy winter months — and 24+ hours before heavy use if we've applied sealer.

What types of tile do you clean?

Ceramic, porcelain, and natural stone, each assessed first so the right solutions and pressure are used for the surface — plus both sanded cementitious and epoxy grout.

Will steam cleaning damage my grout?

No. We identify the tile and grout type before cleaning and match the method to the material. Extraction actually removes the abrasive grit that wears grout down over time.

How much does tile and grout cleaning cost?

Pricing is by measured area. We inspect, measure, and give you the exact price before cleaning starts.
