Our technician will check the condition of and determine the type of tile (ceramic, porcelain, natural stone, etc.) and the type of grout (sanded cementitious grout, epoxy grout, etc.). Along with inspection, we will measure the area to be cleaned and provide you with the price to properly clean your tile & grout.
We will then sweep, vacuum, or dust-mop the tile area first to remove dust, dirt, grit and dry soil that, if left, can smear when wet.
A cleaning solution will be applied to loosen embedded soils, oils, grease, soap scum, mildew in grout lines and on tile surfaces. The solution may be allowed to dwell for a short time to penetrate and emulsify soils. Manual or machine scrubbing (with a grout brush or floor machine) may be used on grout lines and tile surface to agitate and loosen stubborn dirt.

Using a truck-mount extraction system, hot water (or steam) is sprayed onto the tile and grout. Simultaneously, a powerful vacuum system pulls up the water, cleaning solution, and loosened dirt and contaminants. This removes grime from grout pores as well as from tile surfaces, and reduces residual moisture. After extraction, technicians often do a “detailing pass". This means going over edges, corners, grout lines, and tile perimeters to catch any residual dirt or missed spots.
Once extraction is done, air-movers, fans, and ventilation may be used to speed drying. For many jobs, tile surfaces dry quickly; grout lines (which are more porous) may take longer.
If grout sealing is desired (highly recommended, especially for cementitious grout), a sealant is applied once the grout is sufficiently dry.
Excess sealer (on tile surfaces) is wiped off or buffed with a pad/rotary floor machine to avoid haze.
Final inspection ensures grout lines and tiles look uniform and clean, and no residue or moisture remains.

Tile surfaces (especially non-porous tile like ceramic/porcelain) often dry quickly. Tile may be “walkable” in about 30 minutes to a few hours after cleaning.
Grout lines are porous and will take longer to dry. For many jobs, full drying of grout may take 4–8 hours, depending on ventilation and humidity. The time will increase during our rainy, winter months. Grout must be completely dry before applying a sealer.
After sealing, it is recommend waiting at least 24 hours before heavy use or placing rugs/furniture back and longer if sealant needs to cure.
